What Airbnb co-hosting covers

  • Listing setup and launch: title, description, amenities, photo order, house rules and check-in details.
  • Listing upkeep: ongoing tweaks to copy, photos and settings.
  • Pricing: nightly rates and minimum stays adjusted for season, events and demand.
  • Calendar: availability, blocks and booking settings.
  • Guest messages: questions before booking, check-in help, issues during the stay and checkout follow-up.
  • Coordination: I flag guest-reported issues, turnover timing and repair needs to you or your cleaner.

What stays with you

This is co-hosting. You own the property and the Airbnb account, and you handle or hire out:

  • Cleaning, turnovers, laundry and supplies
  • Maintenance and repairs
  • City or county licenses, permits and HOA approval
  • Short-term rental insurance
  • Lodging, sales and property taxes

I'll tell you when something needs attention. You make the call.

How it works

  1. Consultation. We talk about the property, where it is, whether it's listed and what you want help with.
  2. Scope in writing. We spell out who handles what: messages, pricing, approvals.
  3. Setup or review. I build a new listing or tune up the one you have.
  4. Ongoing co-hosting. I run pricing, calendar and guest messages while you watch everything in your own account.

Where I co-host in Southern Utah

Cedar City, Hurricane (including Dixie Springs and Sand Hollow) and St. George, plus anywhere within 50 miles of St. George. If your property is farther out, ask and I'll tell you straight whether I can do it well.

Short-term rentals vs. property management

This service is for short stays. Utah's real estate statute leaves rentals of tourist accommodations for less than 30 consecutive days out of its definition of "property management" (Utah Code 61-2f-102). If you're planning 30-day-plus rentals, tell me in the consultation so we can talk about what fits. This isn't legal advice; check your city and county rules before you list.

Can you get my property licensed?

Licenses and permits are the owner's responsibility. I can point you to the city or county that issues them.

No. Results depend on the property, location, season, reviews and the market.
