The Most Valuable Work I Do All Year Doesn't Pay Me a Dime

Twelve years into this business and here's what I know for certain: the contract is the smallest part of the job.

Everyone sees the closing photo. Nobody sees the 40 hours that came before it — and the 40 hours after it that nobody's paying for.

The Unbilled Hours That Actually Build a Business

Here's what a real week looks like for me in Southern Utah:

  • A buyer calls about house #1. By house #19 they've changed their mind twice. By house #26 they walk away for six months. I still show up for #27.
  • A client who closed with me in 2021 texts asking which roofer I'd use. They're not buying, selling, or referring anyone that week. I send the name anyway.
  • A seller in Hurricane wants to list. I run the numbers and tell them the timing is wrong — wait six months, keep your equity. I just talked myself out of a commission.
  • A buyer falls in love with a place in Toquerville. The comps don't back the price. I tell them to pass. They do.
  • An out-of-state investor wants to pull the trigger on a Sand Hollow STR. I walk them through what December through February actually looks like before they wire earnest money. Sometimes they still buy. Sometimes they don't.

None of that shows up on a paycheck this month.

The Agents Who Skip It Don't Last

I've watched plenty of them come through this market. Year one they hustle. Year two they chase easy deals. Year three they're gone — because the pipeline they never built never filled itself.

The unpaid work is the pipeline.

When you tell a client something they didn't want to hear — and you're right — they don't forget. They tell their neighbor. Their brother-in-law. The person next to them at the Cedar City soccer game.

That's not a personality trait. That's compound interest.

Why It Hits Harder Here

Southern Utah isn't a big market. Cedar City, Hurricane, La Verkin, Sand Hollow — we're all in each other's group chats. Burn one client and it catches up with you faster than you think.

It cuts both ways. Do the job right and the referrals stack.

The STR side moves the same way. Owners in the Zion corridor talk. They compare notes on who actually answers the phone when a guest locks themselves out at 11pm, who gives a straight read on rate, who charges for things they shouldn't. If you're the one doing it right, that word travels.

What Clients Should Actually Expect

  • A real CMA six months after you decided not to list, just so you know where the market moved.
  • A phone call in December about the "quick question" you had in August.
  • A heads-up when your STR projection is too rosy — not after you've already closed, but before.
  • An honest "don't buy this one" when the numbers don't work, even when I'd rather close it.
  • Vendor names when you need them. No referral fee, no strings.

The Bottom Line

The unpaid work isn't overhead. It's the business.
