Cedar City closed 48 homes in September 2026. That is down 26% from 65 in September 2025. A quieter month. It does not mean the year fell apart.

Through September, 517 homes sold year to date — up 14% versus 2025 YTD. September was soft. The year is still ahead of last year.

The point of a monthly check is simple: what closed, at what price, how long it took, and how much is still for sale. Numbers below are UtahRealEstate.com / Best Utah Real Estate for Cedar City.

Price: monthly swing, steadier year to date

The September median sale price was $431,000. That is up from $337,000 a year ago, and down from $497,500 in August.

Do not over-read one month. With 48 closings, a few higher or lower sales move the median. The YTD median through September — $432,180 — sits right next to September’s number. That is the steadier read for Cedar pricing talk.

Median list price ran about $449,900 versus $431,000 sold. Asking is still ahead of closing. Sellers who price for hope leave days on the clock. Sellers who price to recent solds get showings.

Time on market and what actually sold

Median days on market: 47 in September, versus 60 in August and 42 a year ago. Faster than last month. A little slower than last September.

Sale-to-list: 97.3%. Only 5 of 48 closings went above list. Most buyers are not paying over ask. Competition exists on the right house at the right price — it is not the default.

By type in September:

  • Single-family: 34 sold, median $510,750, median DOM 46
  • Townhomes: 12 sold, median $287,450, median DOM 13

By price band (days on market):

  • Under $400k — about 36 days
  • $400k–$700k — about 55 days

Townhomes cleared fast. Entry and lower-mid price moved sooner. The mid band — roughly $400k to $700k — sat longer. That is where a lot of Cedar’s single-family inventory lives, and where pricing mistakes show up first.

Inventory: buyers have room

Active inventory: 391 homes — about 8.2 months of supply. That is a lot of choice by Southern Utah standards. Buyers can compare, wait a week, and ask for repairs or credits without the same pressure as a thin-inventory market.

That does not mean every house sits forever. Well-priced homes still move. Overpriced mid-price listings are the ones that age. High supply favors the buyer who does the homework; it punishes the seller who ignores the last few comps on their street.

If you are buying: you have room, especially above the townhome and under-$400k bands. If you are selling: price to the market you are in now — not last August’s $497,500 median.

Own a short-term rental in Southern Utah?

High inventory and a quieter September matter for investors too. A guest-ready house in Cedar, Hurricane, or elsewhere in Southern Utah still needs clean turns, local vendor calls, and someone who answers the phone when a lockbox fails at 10 p.m.

How to use this (and what not to)

Redfin’s rolling three months through August showed a lower median (~$385k), longer DOM (~64), and a higher sold count. Different filters, different window. Fine for a second glance. For pricing talk in Cedar, stick to the MLS monthly numbers above.

Citywide medians are not a comp for one house. A townhome at $287k and a single-family at $510k do not share a strategy. Condition, lot, and location inside Cedar still decide the number.
